Investment Recommendations and Market Outlook

Lares represents a compelling opportunity within Puerto Rico's growing STR market. With only 20,000-30,000 total STR units across Puerto Rico and increasing traveler interest in "detour destinations," Lares offers first-mover advantages for operators providing authentic, culturally immersive experiences.

The municipality aligns well with key 2025 travel trends: detour destinations, natural phenomena experiences, and JOMO travel. Properties offering secluded locations, cultural experiences, and connection with nature are likely to outperform traditional hotel accommodations.

Key Success Factors:

  • Leverage Lares' emerging destination status
  • Focus on unique, authentic experiences beyond typical tourist offerings
  • Ensure complete regulatory compliance from inception
  • Build relationships with local tourism authorities
  • Prepare for moderate seasonal variations in demand

Risk Mitigation:

  • Verify all current regulations before property acquisition
  • Budget for compliance costs beyond basic registration
  • Maintain current insurance and bonding requirements
  • Stay informed about potential regulatory changes at municipal level

Given the low-regulation environment and growing market demand, Lares presents a favorable environment for STR investment, provided operators maintain full compliance with applicable state and local requirements.

Overview of Lares

Lares (Spanish pronunciation: [ˈlaɾes], locally [ˈlaɾeʔ]) is a mountain town and municipality of Puerto Rico's central-western area. Lares is located north of Maricao and Yauco; south of Camuy, east of San Sebastián and Las Marias; and west of Hatillo, Utuado and Adjuntas. Lares is spread over 10 barrios and Lares Pueblo (Downtown Lares). It is part of the Aguadilla-Isabela-San Sebastián Metropolitan Statistical Area. A city adorned with Spanish-era colonial-style churches and small downtown stores, Lares is located on a breezy area that is about 1.5 hours from San Juan by car. Lares was the site of the 1868 El Grito de Lares (literally, The Cry of Lares, or Lares Revolt), an uprising brought on by pro-independence rebels who wanted Puerto Rico to gain its freedom from Spain. Even though it was soon extinguished it remains an iconic historical event in the history of the island.
