Cedar City Regulations

STRs are permitted in all residential zones, with a simple $40 business license that covers multiple properties and no meaningful caps. Requirements (insurance, safety equipment, parking, neighbor notice) are straightforward and not cost-prohibitive, and the city’s tone is balanced and supportive of STR operations.

About Cedar City

Cedar City sits in Iron County in southwestern Utah, with a population of roughly 35,000 residents. The city has the feel of a small college town, anchored by Southern Utah University, yet it doubles as one of the Southwest's most convenient basecamps for outdoor adventure. Travelers know it as the "Gateway to the Parks" because of its proximity to some of the most iconic landscapes in the American West, and the town leans into that identity with a casual, outdoorsy atmosphere. It lies about 250 miles south of Salt Lake City and roughly 170 miles northeast of Las Vegas, making it a natural stopover or anchor point for road-trippers exploring the Grand Circle.

The Utah Shakespeare Festival has been a cultural fixture in Cedar City for decades, drawing theater lovers each summer and fall to a series of indoor and outdoor stages near the university campus. Productions rotate through Shakespeare, classic plays, and modern works, and the festival's presence gives the small downtown an unusually lively performing-arts scene for a town of its size. Visitors often pair an evening performance with a meal on Main Street before heading out to the surrounding red-rock country the next morning.

Just a short drive east of town, Cedar Breaks National Monument rises to more than 10,000 feet and looks like a miniature Bryce Canyon. About 25 miles, or roughly 45 minutes, from Cedar City, the monument's natural amphitheater of eroded limestone hoodoos is rimmed by a scenic drive and short walking paths. Because of its elevation, Cedar Breaks stays cool in summer and turns into a snow-dusted photography destination in winter, with some of the darkest night skies in the region.

A little farther afield, Zion National Park is about 60 miles to the south, roughly an hour to an hour and a half by car. Its towering sandstone cliffs, the Narrows, and Angel's Landing are among the most photographed spots in Utah, and many visitors use Cedar City as a quieter, more affordable alternative to staying inside the park. Heading east instead, Bryce Canyon National Park is approximately 80 miles away, or about an hour and a half by car, with the largest concentration of hoodoos anywhere in the world and a string of overlooks reachable right from the main road.

In the cooler months, Brian Head Resort sits roughly 30 miles east of Cedar City and offers skiing and snowboarding in Utah's high country, while in summer the same elevation becomes a playground for mountain biking and hiking.

Cedar City pulls together a rare combination of small-town warmth, university-town culture, and immediate access to three national parks plus a national monument. For short-term rental owners, that mix translates into a year-round stream of guests: theatergoers in summer, leaf-peepers and stargazers in fall, skiers in winter, and hikers, mountain bikers, and road-trippers throughout the warmer months.
