Challenging to Investors

Perrysville Regulations

No specific city‑level STR rules are detailed—licensing, fees, caps, and enforcement are unknown—so legal clarity is limited while state rules are generally permissive; this moderate uncertainty and potential for local approvals or zoning checks raises compliance risk for investors.

About Perrysville

Perrysville is a small village in Ashland County, Ohio, with a population of approximately 700 residents. Tucked into the rolling, forested landscape of north-central Ohio, it has the unhurried character of a rural Midwestern community, the kind of place where a single main road passes through a cluster of homes and small businesses. It is best known as a gateway to the Mohican region, a swath of state park, state forest, and river gorge that draws outdoor enthusiasts year-round. Perrysville sits roughly 60 miles northeast of Columbus and about 80 miles southwest of Cleveland, making it a feasible weekend drive from either metro area.

The centerpiece of the area is Mohican State Park, just minutes from the village. The park wraps around the Clear Fork of the Mohican River and includes the dramatic Clear Fork Gorge, miles of marked hiking and bridle trails, a stand of old hemlocks, and a fire tower that offers sweeping views over the surrounding forest. Visitors come for hiking, mountain biking, fall foliage, and, in warmer months, canoeing and tubing on the river. The adjoining Mohican-Memorial State Forest extends the protected landscape with additional trails and recreational development, including a popular treetop adventure course.

Just down the road lies Loudonville, a slightly larger village often called the "Canoe Capital of Ohio." Roughly five miles from Perrysville, it serves as the main launching point for float trips on the Mohican River during the warmer months and hosts a small downtown with the historic Ohio Theatre, a restored 1930s movie house that still screens films and hosts live performances. Together, Perrysville and Loudonville form the practical basecamp for visitors exploring the broader Mohican region.

A short drive south brings travelers to Malabar Farm State Park, the former estate of Pulitzer Prize-winning author Louis Bromfield. Set on rolling farmland and woodland, the property offers guided tours of the Big House, hiking trails, and a working farm that reflects Bromfield's experiments in sustainable agriculture. It is one of the few state parks in Ohio built around a literary heritage site, and it gives the area a second, slower-paced attraction beyond outdoor recreation.

Perrysville's appeal as a short-term rental base comes from this combination of small-town quiet and immediate access to one of Ohio's most celebrated outdoor destinations. Guests can spend their days hiking the gorge, paddling the river, or exploring nearby small towns, then return each evening to a peaceful rural setting — a balance that is increasingly hard to find within easy reach of the state's larger metro areas.
