Athens Regulations

Athens allows owner‑occupied STRs only in R‑1 (two‑guest limit), while non‑owner‑occupied STRs are limited to R‑2, R‑3, and certain business zones and require conditional use/variance approval from the Board of Zoning Appeals. The process requires a $150 annual permit, health‑safety inspections, transient guest tax registration, and compliance monitoring, creating moderate cost and compliance burdens for investors.

About Athens

Athens is a small city in southeastern Ohio, serving as the county seat of Athens County. With a population of approximately 24,000, the city is best known as the home of Ohio University, one of the oldest public universities west of the Allegheny Mountains. Its character is shaped by the rhythms of a college town: walkable streets, locally owned restaurants and coffee shops, live music venues, and a strong arts scene. Athens sits in the unglaciated Appalachian foothills, a region of forested ridges, narrow valleys, and clear streams, and it functions as a natural gateway to outdoor recreation across the surrounding region. The nearest major city is Columbus, which lies roughly 75 miles to the northwest.

Founded in 1804, Ohio University anchors the community and gives Athens much of its cultural identity. The historic College Green, lined with brick buildings in the Federal style, sits at the heart of campus, and the university regularly hosts concerts, lectures, and Division I athletics that draw visitors year-round. The university's Kennedy Museum of Art and the surrounding Ridges, a former nineteenth-century hospital complex now owned by the university, add further layers to the on-campus experience.

Just a few miles east of town, Strouds Run State Park wraps around Dow Lake, a small reservoir popular with swimmers, anglers, and paddlers. The park offers miles of hiking and mountain biking trails, family campgrounds, and a beach, making it a reliable warm-weather stop for guests who want a quick nature outing without leaving the Athens area.

About 30 to 40 minutes northwest of Athens, Hocking Hills State Park is one of the most-visited natural destinations in Ohio. The park is known for its deep sandstone gorges, recess caves, and waterfalls, with signature sites such as Old Man's Cave, Ash Cave, and Cedar Falls drawing hikers, photographers, and cabin-goers through every season. The surrounding Hocking County also offers zip-lining, canoeing, and additional state forest land.

A short drive west of Athens brings visitors to the small town of Nelsonville, home to the restored nineteenth-century Stuart's Opera House, which hosts concerts, films, and community events. The Nelsonville area also borders Wayne National Forest, expanding the range of hiking, horseback riding, and backcountry options within easy reach of the city.

Athens combines a compact, walkable college-town core with surprisingly quick access to some of the most scenic landscapes in Ohio. For short-term rental owners, that pairing is appealing: the city itself offers year-round cultural programming through the university, while the surrounding state parks, national forest, and small historic towns give guests a long list of day trips to fill weekend and weeklong stays.
