Canton Regulations

Canton permits STRs (via bed‑and‑breakfast allowances) in multiple districts and offers clear, known steps to comply. Investors face moderate permitting (zoning/occupancy), registration with the county, and soon NY sales tax and reporting, but no restrictive caps and a supportive tone make compliance manageable.

About Canton

Canton is a small village in St. Lawrence County in northern New York, sitting in the rolling farmland and forest of the state's North Country region. With a village population of roughly 6,000 to 7,000 residents, it has the feel of a classic college town, anchored by St. Lawrence University, a well-known liberal arts institution whose campus gives the village much of its year-round energy. As the county seat of St. Lawrence County, Canton serves as a quiet administrative and cultural hub for the surrounding rural area and acts as a gateway to the broader St. Lawrence River valley. The nearest major U.S. city is Syracuse, which lies approximately 130 miles to the south, while the Canadian capital of Ottawa sits about 60 miles to the north across the international border.

Just to the west of Canton, the St. Lawrence River forms a natural boundary with Canada and gives the region its name. The river and its many islands draw boaters, anglers, and paddlers throughout the warmer months, and the riverfront communities of Ogdensburg, Waddington, and Massena offer public parks and marinas within a short drive. A few miles east, the village of Potsdam is home to SUNY Potsdam, another prominent college campus, and the two villages together anchor most of the local dining, shopping, and cultural life in this stretch of the North Country.

To the south of Canton, the landscape rises into the Adirondack Park, a vast preserve of mountains, forests, and lakes. Day-trippers can reach the park's northern reaches in roughly 90 minutes, with hiking trails, scenic byways, and the well-known High Peaks region lying further to the southeast. Closer to the St. Lawrence, the Thousand Islands stretch along the river where it widens near the Canadian border, about an hour's drive northwest, offering historic castle tours, boat cruises, and small-town waterfronts.

About twenty-five miles northwest of Canton, the city of Ogdensburg sits directly on the St. Lawrence and hosts the Remington Art Museum, dedicated to the work of sculptor and painter Frederic Remington, who was raised in the region. The museum's collection of his bronze sculptures and Western art makes it a notable cultural stop for visitors exploring the river corridor, and Ogdensburg's historic downtown adds another layer of small-city character to the area.

Canton makes a compelling base for short-term rentals because it pairs a peaceful, walkable village atmosphere with surprising access to outdoor and cultural attractions. Visitors can spend the day on the St. Lawrence, hiking in the Adirondacks, or exploring college-town life, and return in the evening to a quiet residential setting. Its central position within St. Lawrence County, between the river, the Adirondacks, and the Canadian border, gives it broad appeal for travelers seeking a less-crowded North Country experience.
