Angel Fire Regulations

STRs are explicitly allowed citywide with a clear, single annual property permit and straightforward process; however, moderate permitting, fire inspection, bathroom‑based occupancy limits, and a combined ~14.9% tax with monthly reporting add compliance burden. No caps on permits and a supportive tone keep it friendly, but not friction‑free.

About Angel Fire

Angel Fire is a small mountain village nestled in the Sangre de Cristo range of the southern Rockies, situated in Colfax County in northeastern New Mexico. With a year-round population of roughly 1,200, the community has the feel of a relaxed alpine retreat rather than a busy resort corridor. It is best known as a four-season mountain destination anchored by its namesake ski area, and it functions as a popular waypoint along the Enchanted Circle, one of the most scenic byways in the American Southwest. Angel Fire sits about 150 miles northeast of Albuquerque and roughly 30 miles east of Taos, making it accessible enough for a weekend escape while still feeling worlds away from any major metropolitan area.

Angel Fire Resort is the village's main draw and a year-round activity hub. In winter the resort offers skiing and snowboarding on the slopes of Agua Fria Peak, while summer brings a championship-rated mountain bike park, scenic chairlift rides, and an 18-hole golf course. The resort is essentially at the heart of the village, with lodging, dining, and amenities clustered within minutes of its base.

Vietnam Veterans Memorial is one of the most significant historical sites in the region and attracts visitors year-round rather than seasonally. Located just outside the village center, the memorial was established in 1971 by Dr. Victor Westphall in honor of his son David, who was killed in Vietnam, making it one of the first major memorials of its kind in the United States. The grounds include a chapel, walking paths, and interpretive displays that explore the human cost of the war.

Eagle Nest Lake State Park sits roughly a 25-minute drive northeast of Angel Fire and offers a quieter counterpoint to the village's busier seasons. Set above 8,000 feet and ringed by mountain views, the lake is popular for fishing, kayaking, and paddleboarding in warmer months and becomes a small ice-fishing destination in winter. The surrounding Carson National Forest adds hiking, camping, and wildlife viewing to the mix.

The Enchanted Circle Scenic Byway is an 84-mile loop that links Angel Fire with Taos, Red River, Eagle Nest, and Questa. Travelers use Angel Fire as both a starting point and a midway stop, and the route is dotted with aspen groves, rivers, and small art communities that reward slow exploration across spring, summer, and fall.

For short-term rental investors, Angel Fire offers a compelling mix of seasonal demand drivers and a small but engaged visitor base. Winter brings skiers seeking an alternative to the larger Taos and Santa Fe resorts, while summer fills the village with mountain bikers, anglers, lake-goers, and byway travelers. The community's compact footprint, four-season appeal, and proximity to both Taos and the broader Carson National Forest give owners a reliable blend of weekend and weeklong booking opportunities throughout the year.
