Challenging to Investors
STRs are permitted but require Planning Commission approval, state sales tax registration, local licensing, and compliance with historic district rules, noise/occupancy enforcement, and local tourism taxes. The approval process introduces case-by-case uncertainty and additional costs, creating more operational constraints than a simple licensing regime.

Located on the Mississippi River across from Vidalia in Concordia Parish, Louisiana, Natchez was a prominent city in the antebellum years, a center of cotton planters and Mississippi River trade. It is approximately 85 miles (137 km) north of Baton Rouge, Louisiana, located on the lower Mississippi River. Natchez is the 28th largest city in the state.
