Challenging to Investors

Greenwood Regulations

Short‑term rentals are allowed, but Greenwood lacks a clear, dedicated STR ordinance; investors must navigate zoning verification, a general business license, and variable permitting/inspection expectations, creating compliance uncertainty and inconsistent enforcement risk.

About Greenwood

Greenwood is a small city in the heart of the Mississippi Delta, located in Leflore County in the western part of the state. With a population of approximately 13,000 residents, the city carries the relaxed pace and faded grandeur typical of historic Delta towns, where Victorian-era storefronts and columned antebellum homes line broad, tree-shaded streets. Greenwood is best known for its deep blues heritage, its role as a hub of Delta agriculture and culture, and as a gateway to the wider Mississippi Delta region. It sits roughly 125 miles north of Jackson, the state capital, and about 135 miles south of Memphis, Tennessee, making it a natural stopover for travelers exploring the broader Southern musical landscape.

Cotton Row, the historic downtown commercial district, anchors the city's identity. The block of broad brick buildings, listed on the National Register of Historic Places, once served as the trading center where Delta cotton farmers brought their crop to be graded and sold. Today the district is home to locally owned restaurants, antique shops, and art galleries housed in the same late-19th-century warehouses, offering a compact and walkable introduction to the Delta's mercantile past.

Just south of Greenwood in Indianola, the B.B. King Museum and Delta Interpretive Center honors the life and music of the legendary bluesman who grew up in the area. The museum, a roughly 30-minute drive from Greenwood, traces King's journey from sharecropping fields to international stardom and includes interactive exhibits, recording studios, and a recreated cotton patch that connects the music to the land that shaped it.

About an hour's drive north, Clarksdale draws blues pilgrims as the so-called "Crossroads" of Highway 49 and Highway 61 and the home of the Delta Blues Museum. The museum, founded in 1979, is one of the oldest institutions dedicated to preserving the blues and is widely regarded as a touchstone of the genre's living heritage. Visitors can also see the spot where the original crossing is marked, and a number of juke joints and live-music venues keep the tradition alive on weekend nights.

Greenwood is also the longtime home of the Viking Range Corporation, the high-end kitchen-appliance maker whose flagship showroom and cooking school are a draw for culinary travelers. The facility has hosted regular demonstrations and guest-chef events, and the company's presence has helped shape the city's food scene, contributing to a flourishing of farm-to-table restaurants and Southern-inspired fine dining that complements its older, more traditional eateries.

The combination of small-city accessibility, a compact walkable downtown, deep musical heritage, and proximity to several marquee Delta attractions makes Greenwood a particularly interesting base for short-term rentals. Guests can spend a morning exploring Cotton Row, drive half an hour to walk in B.B. King's footsteps, and be back in time for a blues-infused dinner—all without the crowds or the costs of a larger tourist destination.
