Challenging to Investors

Jacksonville Regulations

Jacksonville proper permits STRs with licensing, inspections, and 8% hotel/motel tax, but a proposed 12-license cap (7 issued, 3 pending) severely limits new entrants; South Jacksonville prohibits residential STRs entirely. The downtown exemption offers some opportunity, yet the constrained market, pending caps, and compliance costs make operations challenging for investors.
