Aspen Regulations

STRs are allowed in most areas with a simple online licensing portal, but they are prohibited in RR/TR‑1/TR‑2 zones, capped at 120 nights per year with a 4‑night minimum, and face tiered fees tied to assessed value. The key barrier is the 2017–2022 STR‑use history requirement, which disqualifies most new properties and raises significant investor risk and uncertainty.

About Aspen

Aspen is a celebrated mountain town in the U.S. state of Colorado, serving as the county seat of Pitkin County. Its permanent population hovers around 7,000 to 8,000 residents, though the town draws visitors in numbers many times that figure across the year. Set in the heart of the Rocky Mountains at an elevation above 7,900 feet, Aspen carries a dual identity: a former silver-mining boomtown that matured into one of North America's most recognizable luxury resort destinations, and a year-round playground for skiing, hiking, and high-altitude culture. It is best known for its four ski areas and its position as a gateway to the rugged wilderness of the surrounding White River National Forest. The nearest major city is Denver, roughly 200 miles to the southeast by road, a drive of about three and a half to four hours through the mountains and across the Continental Divide.

Just west of town, the Maroon Bells are among the most photographed mountain peaks in the United States. Part of the Maroon Bells–Snowmass Wilderness within the White River National Forest, the twin fourteeners frame a glacial lake and draw hikers, photographers, and leaf-peepers in summer and early fall. The trailhead is about ten miles from downtown Aspen, roughly a twenty-minute drive, though access during peak season typically requires a shuttle.

Within the town itself, the Silver Queen Gondola ascends Aspen Mountain from the heart of downtown to the summit, where the lift is famous for providing sweeping views of the surrounding peaks. In winter the mountain is one of four ski areas in the Aspen-Snowmass system, and in summer and shoulder seasons the gondola remains open for sightseers.

A short stroll from the gondola base, the Wheeler Opera House anchors a downtown that mixes historic mining-era architecture with contemporary galleries and restaurants. The opera house has hosted performances for more than a century and remains an active venue for music, film, and stage events. The pedestrian-friendly core, with its brick storefronts and mountain backdrop, gives Aspen a compact, walkable character that contrasts with the vast wilderness a short drive away.

The combination of an internationally recognized brand, a deep bench of activities in every season, and a built-in visitor base that already arrives expecting premium accommodations makes Aspen a compelling base for short-term rentals. Owners benefit from a market where travelers plan months in advance for both winter ski weeks and summer mountain getaways, and where the town's limited housing supply keeps demand for high-quality rental properties consistently strong.
