Fairbanks Regulations

Explicitly allowed but tightly regulated: STRs require conditional use permits in most zones, multi‑layered licensing (state, borough, city) and planning‑commission approval, with occupancy, parking and safety standards plus mandatory local tax self‑collection and strict enforcement and penalties—compliance is doable but burdensome enough to deter many investors.

About Fairbanks

Fairbanks is a city in the interior of Alaska, serving as the seat of the Fairbanks North Star Borough. With a city population of roughly 32,000 and a borough population approaching 100,000, it is the second-largest community in the state and the cultural and logistical hub of interior Alaska. The city has a frontier-meets-college-town feel, blending Gold Rush history, military presence from nearby Fort Wainwright, and a sizable student population drawn to the University of Alaska Fairbanks. It is best known internationally as one of the most reliable places on Earth to view the aurora borealis between late August and early April, and it functions as a primary gateway to the broader interior wilderness, including some of the most iconic landscapes in North America. The nearest major city is Anchorage, located roughly 360 miles to the south along the Parks Highway, a drive of about six to seven hours in summer conditions.

About 120 miles south of Fairbanks, Denali National Park and Preserve protects the towering peak of Denali (formerly Mount McKinley), the highest mountain in North America, along with vast stretches of tundra, taiga, and glacial valleys. Visitors travel the park road in search of grizzly bears, caribou, Dall sheep, moose, and wolves, and the park's visitor center, sled-dog kennels, and bus tours into the interior are major draws. The drive from Fairbanks to the park entrance takes roughly two hours, and the area supports a healthy network of lodges, cabins, and shuttle services that feed visitors from the city.

About 60 miles northeast of town, Chena Hot Springs Resort offers year-round outdoor recreation, including naturally heated outdoor rock pools, an ice museum, dog-sledding in winter, and aurora-viewing tours. The resort is one of the most popular day-trip and overnight destinations in the region and a frequent stop on aurora-chasing itineraries.

Within the city itself, the University of Alaska Museum of the North is the leading cultural institution in interior Alaska, with extensive collections on Alaska Native heritage, natural history, and fine art. Nearby, Pioneer Park is a free-admission civic space along the Chena River featuring historic buildings, a riverboat, and a small amusement area, offering a relaxed family-friendly counterpoint to the area's wild surroundings.

Fairbanks is a compelling base for short-term rentals because it sits at the intersection of two distinct visitor markets: aurora tourists, who arrive in winter when the city is at its busiest, and summer adventurers heading to Denali, the Arctic, and the Dalton Highway. The combination of a compact downtown with a long list of nearby natural and cultural attractions gives operators strong year-round demand, with winter occupancy driven by northern lights tourism and summer occupancy fueled by national park and road-trip traffic.
